Bridging and Development Finance

Bridging loans are short term loans which are secured on the property. They can be used if you are buying a property prior to selling one. Often they are used where properties are not mortgageable until works have been done, the property can then be purchased and works carried out to increase the value or make the property mortgageable and then refinanced onto a standard mortgage.
Development finance is a term for loans used to support the costs associated with a residential or commercial development project. Unlike long-term property mortgages, development financing is typically short-term, with lifecycles in the range of 6-24 months. Loans can be used to buy land and pay for construction costs, and they are suitable for ground-up new builds, conversions or refurbishments of existing properties.

Auction Checks

Prior to auction it is important that you are aware of any issues on the property. Once the hammer falls, you are legally bound to purchase the property or risk losing your deposit. Keira can review the title and searches and provide a report prior to the auction. Keira only needs 48 hours’ notice to review and prepare the report.

Commercial Leases

A commercial lease is a form of legally binding contract made between a business tenant – your company – and a landlord. The lease gives you the right to use the property for business or commercial activity for a set period of time. In return for this, you will pay money to the landlord. The lease will also outline the rights and responsibilities of both the landlord and the tenant during the lease period.

Residential Property

Sales

We understand that selling your property can be a daunting process and therefore we aim to make the transaction as smooth as possible. We will deal with the drafting and issuing of Contracts, supply any indemnity policies if required as well as carry out the exchange of Contracts and ensure any outstanding monies are paid to your mortgage Lender before sending the balance of funds to you.

Title Splits

Keira can assist with a title split in two ways. Firstly, splitting off a parcel of land from the whole (such as garden land) or splitting a property into flats and creating the long leases.

Purchase

Buying a property should be a very exciting time, however this is often not the case. We want you to enjoy this process and therefore we aim to ensure the transaction is carried out in an efficient manner. We will carry out searches and provide a full property report advising you of any issues as well as checking the title and raising any enquiries. If you are buying with an aid of a mortgage, we will ensure all their terms and conditions are met and request the funds for completion. Once the transaction has been completed, we will deal with the paying of any stamp duty and will register your ownership with the Land Registry.

Remortgages

The remortgaging of your property involves changing your Lender to often a better deal while using the same property as security. We believe this should be a quick and seamless process. We will register the new charge on your Property with the Land Registry and send you the amended title deeds.

Transfer and Equity

Transfer of Equity is where the share or ownership in a property is transferred from one person to another. You may require a Transfer of Equity if you want to add a spouse to the title deeds due to marriage or remarriage, remove a spouse if separated or divorced or to change the percentage shares of ownership. We are able to draft the Transfer Deed and ensure the new information is registered with the Land Registry.

Help to buy Equity Loan

Help to Buy is a government scheme launched on the 1st April 2013 whereby the government will lend you up to 20% of the cost of your newly built home. You will not be charged loan fees for the 20% for the first 5 years of owning your home. The scheme is only available to 2020.

Help to Buy ISA

Help to Buy ISAS are a new ISA which was introduced to help first time buyers save a deposit for their first home. The government will add 25% to your savings up to a maximum of £3,000.00. The minimum saving you would need to make is £1,600.00.

New Build and Plot Sales

The process for buying a new build is more complex and additional matters need to be taken into consideration such as the fact that most developers will impose a strict 28 day deadline to exchange Contracts as well as the Property benefiting from a New Home Warranty such as a NHBC Certificate or similar.
We have extensive knowledge in dealing with new build and aim to ensure the process is as streamlined and stress free as possible.
We will ensure the following:
– Planning Permission has been granted and that any conditions have been met or will be complied with at the different stages of the development process.
– The developer has obtained the necessary Building Regulations Consent.
– The developer has entered in a Section 38 Agreement pursuant to the Highways Act 1980, agreeing to adopt the Estate Roads.
– Rights have been granted in respect of the roads and sewers.
– Section 104 Agreement and bond has been entered into ensuring that the developer constructs the sewers in a suitable manner so they can be transferred to the Water Authority.
